Casselberry movers for lakeside ranch homes, 17-92 apartments, and everything in between.
Casselberry is a city of lakes, parks, and busy crossroads, where US 17-92 meets SR 436 about ten miles north of downtown Orlando. Black Swan Moving plans each move around the details that matter here: lake lots with long carries, apartment gates and stairwells, and the city's Monday–Thursday utility schedule.

Six kinds of Casselberry moves.
Casselberry is small, about eight square miles, but the moving day varies a lot from one street to the next. Here is what our crew looks at first.
The Triplet Chain of Lakes
North, Middle, and South Lake Triplet sit at the center of the city, close to City Hall on Triplet Lake Drive. Lakefront homes often have deep lots and backyard living space, so we measure the walk from the truck and protect the lawn on the way.
Lake Howell & Lake Kathryn
These are two of the largest lakes in Casselberry. Moves here usually include patio sets, kayaks, grills, and storage sheds, so tell us about them early, or loading the outdoor items can take as long as the living room.
Along US 17-92
Apartment and condo communities, shops, and offices line the city's main north–south road. Expect gate codes, numbered buildings, and limited truck parking. We check the site map and choose the closest legal spot before the truck arrives.
The SR 436 side
SR 436 heads west toward Altamonte Mall and I-4. Moves near this corridor go faster when the truck is loaded before lunch and the evening rush, so we usually schedule these jobs for the morning.
Established ranch streets
Much of Casselberry is quiet residential streets with single-story homes, carports, and garages. One-level homes are fast to load. Most of the time goes to the garage and the attic, so sort those spaces first.
Townhomes, condos & subdivisions
Home searches here turn up names like Sterling Park, Lost Lake Estates, Oakhurst Reserve, Sausalito, Seminole Sites, Oxford Square, and Summit Village. They include single-family homes, townhomes, and condos. Each HOA has its own rules for moving trucks and move hours, so send them to us before your date.
Ranch house or apartment: how we plan each one.
Most Casselberry moves start in one of these two kinds of homes. The crew, the truck position, and the timing change with each one.
Single-story ranch home
Usually a quicker load, with surprises in the garage.
- Truck position
- Backed into the driveway so the ramp ends near the front door or garage.
- Biggest time sink
- Garage shelving, tools, attic boxes, and lanai furniture.
- What we bring
- Door-jamb pads, floor runners, and extra moving pads for outdoor pieces.
- Your prep
- Drain gas from mowers and pressure washers, and empty the shed before moving day.
Apartment or condo
Quick inside, but slower from the door to the truck.
- Truck position
- As close to your building as the community allows, never blocking fire lanes.
- Biggest time sink
- Stairs, long breezeways, and the walk from parking to your door.
- What we bring
- Four-wheel dollies, hump straps for stairwells, and a crew sized for the floor you live on.
- Your prep
- Reserve your move time with the leasing office and share the gate code and building number.

Moving from an apartment into your first house?
Many Casselberry moves are local: from a 17-92 apartment to a house a few streets away, or from a family home to a low-maintenance condo nearby. On a short move, most of the time goes to loading and unloading, not driving, so careful wrapping and good planning matter more than distance. See how our local moves work or what affects the price of a move.
Casselberry’s Monday–Thursday rule.
City water service is started and stopped Monday through Thursday only. If you move on a Friday or Saturday, as many families do, handle these four steps earlier in the week.
- Apply for water before noonFor same-day service, the city needs your completed application and documents before 12 p.m. on a Monday through Thursday. Anything later is processed the next business day.
- Bring ID and paperworkHave a valid driver license or state ID and a signed lease or closing documents. The deposit, at least $65 for water and $140 for sewer for most homes, must be paid in advance and can’t be paid online.
- Give a day’s notice to stopEnding water, sewer, irrigation, or reclaimed service at your old Casselberry address takes at least one business day of notice.
- Book a bulk pickupFurniture you are leaving behind usually goes out on the second garbage day of the week. Call Public Works at 407-262-7725, ext. 1225 to set it up.

Casselberry moving routes and how we plan for them.
The city sits on two major state roads and is about five minutes from I-4. That makes local moves quick, as long as you plan around the rush hours.
| Route | What it means on moving day |
|---|---|
| US 17-92 | The main north–south road through the city, lined with apartments, shopping, and offices. It connects Casselberry with Winter Park to the south and Longwood and Sanford to the north, so it is the usual route for short local moves. |
| SR 436 | Crosses 17-92 inside the city. It runs west toward Altamonte Springs, Altamonte Mall, and I-4, and southeast toward Orlando International Airport. Expect heavy traffic near the shopping centers, so we plan for it. |
| Interstate 4 | About five minutes away. Long-distance and cross-county moves start early to stay ahead of the I-4 traffic between Orlando and Lake Mary. |
| Airports | The city says Orlando International is about 30 minutes away and Orlando Sanford International about 15. That helps if you are flying in after your furniture or meeting the truck at the new home. |
What you will find once the boxes are unpacked.
Casselberry wants every resident to live within walking distance of a public park. Here are a few places to explore after the move.
More than two dozen
The largest are Lake Howell, Lake Kathryn, and the Triplet Chain. Settlers homesteaded around Lake Concord and the Triplets after 1862.
17 parks, 122 acres
Three community parks, six neighborhood parks including the Pawmosa Dog Park, and eight mini parks, with fishing piers, boardwalks, trails, and ball fields.
Get Outdoors Casselberry
The city's free summer event at Secret Lake Park offers kayak demos and paddleboard lessons, a fun way for new neighbors to meet.
Jean Rhein Central Branch
The Seminole County Library's central branch is on North Oxford Road in Casselberry. Getting a library card is an easy first errand after you move.
A bit of history: Casselberry grew out of the fern-growing farms of the 1920s and 1930s, when the Fern Park area shipped asparagus fern for floral arrangements across the U.S. and Canada. The town was incorporated on October 10, 1940, and named for developer Hibbard Casselberry.

Absolutely amazing! When I tell you Bryant and his team are phenomenal I mean it. Incredible rates for extremely innovative and professional service! As someone who has moved several times over the last few years I’ve dealt with my share of good and bad moving companies. Black Swan is easily my new #1 moving company in Central Florida! They are innovative and efficient when it comes to their moving techniques and extremely friendly and personable which just adds to the experience. You can tell they take pride in their work and will be sure to take care of your belongings throughout your move. They quite literally rolled out a red carpet and took care of business. I am proud to support this business and will keep them in mind for any future moves! 10/10 would recommend.
We just bought a new home and was going to do the move ourself then we realized it would be to much for us. So at the last minute I started looking for moving companies when I came across black swan moving. I figured i would give them a try. when i called i spoke with Amber who set up the move over the phone and gave me a quote for the job . She was professional and very courteous a pleasure to talk to over the phone outstanding customer service. And let me tell you, oh my god it was the best decision I made. Let me tell you they are very professional and courteous they answered any questions we had and the two movers Bryant and Jerry talk about great service they were both phenomenal. I have to say if and when I need a moving company again they will always have my business. One last thing as far as price they are very reasonable and they get the job done .if I could give them ten stars I would.
Black Swan Moving relocated me across town in Summer 2024, and they were by far the most professional company I've ever hired. They handled my belongings with great care and efficiency, and they did it with the best demeanor you can imagine. I'd be thrilled to hire them the next time I move. Thanks for all your hard work and friendliness, Black Swan!
Jerry arrived exactly on time, started work right away. All my furniture was expertly wrapped and great care was taken of my fragile items. They worked non stop and were cheerful and accommodating, which makes the move less stressful. Definitely use these guys again and you can tell this is a family business as they really care in customer satisfaction. Bryant at the office was very responsive and answered all questions quickly before I booked. So glad I chose Black Swan as the move went so smoothly.

Casselberry moving questions.
Is my Casselberry address actually inside city limits?
Not always. Some homes with a Casselberry mailing address, including parts of the Fern Park area, are in unincorporated Seminole County. City limits decide who picks up your trash and often who supplies your water, so look up the parcel on the Seminole County Property Appraiser website or call the city before you set up services.
How do I start water service in Casselberry?
City of Casselberry Utilities handles water and sewer. You will need the service application, a valid driver license or state ID, and a signed lease or closing documents. Most residential customers pay a deposit of at least $65 for water and $140 for sewer (or three times the estimated monthly bill, whichever is greater), paid in advance and not online. For same-day service, submit everything before noon, Monday through Thursday.
Can I stop my Casselberry water service the day I move out?
Plan ahead. The city asks for at least one business day of notice to end water, sewer, irrigation, or reclaimed water service, and shutoffs happen Monday through Thursday, not on holidays. If you are moving on a Friday or Saturday, put in your request earlier in the week.
What do I do with old furniture I am not moving?
Inside city limits, Casselberry collects garbage twice a week and yard waste and recycling once a week. Large or bulk items usually go out on the second collection day, depending on the item, and you arrange it by calling Public Works at 407-262-7725, ext. 1225. The city does not provide garbage cans, so plan to buy your own for the new house.
Do you move lakefront homes on Lake Howell, Lake Kathryn, or the Triplet Chain?
Yes. Lakefront lots often have long walks from the street, sloped yards, and screened porches, docks, or sheds full of outdoor gear. Tell us about those areas when you request a quote, so we bring the right crew size, dollies, and padding.
Do you move apartments and condos along US 17-92 and SR 436?
Yes. We move people in and out of apartment and condo communities across Casselberry every month. Send us the gate code, building and unit number, floor, and any move-in rules from the leasing office, and we will plan where the truck parks before moving day.
Which electric company serves Casselberry?
Duke Energy provides electricity to Casselberry and also owns the city's street lights. Start service at the new address a week or two before your move so the power and air conditioning are on when the crew arrives.
How far ahead should I book a Casselberry move?
Two to four weeks is comfortable for most apartments and homes. Saturdays and the last days of the month fill first, because that is when most leases end.
Moving in, out of, or across Casselberry?
Tell us about both homes: lake lot or apartment, the floor, the gate code, and your date. We will plan the crew and the timing around them. Prefer to talk it through? Give us a call.
